It's a residential lease contract between a landlord and a tenant. Most long-term leases follow one of the standard formats (4+4, 3+2, transitorio, student), and must be registered with the Agenzia delle Entrate.
A registered contract is what gives you full tenant protections, lets you change residenza, and qualifies you for various tax bonuses. Unregistered contracts are technically void and weaken your position badly.

If the landlord doesn't register the contract, the law gives you tools to do it yourself and protect your rights. Don't accept long-term rentals without registration.
