Transitory Lease Contract
Plain English
It's a short-term residential lease, lasting from 1 to 18 months, for temporary needs of the landlord, the tenant, or both. The reason for the transitorio nature must be spelled out in the contract.
Why it matters
It\'s useful when you don\'t want or need a long lease, like during a work assignment or while looking to buy. The flip side: tenant protections at renewal time are weaker than in a 4+4 or 3+2.
Real example
"While Anouk's home was being renovated in Mantova, she signed a 9-month transitorio in a nearby flat, justified by the temporary need to be elsewhere during construction."
Common confusion
If you stay past 18 months on the same property, the contract risks being requalified as a standard 4+4 lease. Be honest about the reason and the duration.
