Cadastral Category

It's the cadastral category of a property, which classifies it by its use and type. A1 is luxury housing, A2 is normal civil housing, A3 is economic housing, and so on. The category sits inside the catasto (the property registry).
Why it matters
Your category affects taxes like IMU and TARI, prima casa rules, and what kind of mortgages and renovation bonuses you can access. Buyers and tenants both end up caring about it.
Real example
"Before buying an old farmhouse in Macerata, Klaus pulled the visura catastale to check the category. Some annexes were filed as C2 (storage), which mattered for the tax break he wanted on the main A3 home."
Common confusion
A1, A8, and A9 are excluded from many prima casa tax benefits. Always check the category before assuming you\'ll get a tax discount on your main home.
